It is accepted that hiring an estate agent makes the process of selling your home easier. However, when there are so many estate agents to choose from, how can you be sure that you select the one that is best for your needs. At The Estate Agency Company, we believe that hiring an estate agent with local knowledge is a smart move, because a local estate agent will ensure you have the edge in a competitive market place.
While you hope that interested buyers are going to find you, there are steps you can take to ensure your home is found by the right type of buyer. No matter where you are located or what style of home you have, there will be a particular buyer who is more likely to purchase your home. When you know the demographic of this likely buyer, it is much easier to promote to them, reach out to them and to stage the property so it is as attractive to this buyer as possible.
There is no real answer to this but our average time to find a buyer is 23 days on the market. After that you have to go through the legal transfer process and that will depend on the situation of the buyer you choose to sell to. Some buyers have to sell their property first and usually they can offer a higher price, but they will take a few more weeks to complete. The average time between accepting your offer and moving out for the last time is 7 weeks. Usually it will take at least 4 weeks. If you need to sell really quickly there are a variety of other options but we really only recommend them if there is a strong need to sell the property in a shorter time frame.
When you come to our business you are assigned to one specific agent who will be a knowledgeable and diligent estate agent with many year of experience, so there is no seeing one person and then being passed from pillar to post. It lets your agent build up a good knowledge of your property, your situation, and you objectives. You should put your best foot forward and for each specific case we will always make you up a proposal of what to do and how you have presented the property for sale. You have three cost elements, one will be your home report which is required by law. The surveyor will invoice you for this when you get the report done, it varies on property value but between £400 and £600 is normal.
Marketing material can include professionally edited photographs, drone footage, video walk throughs and video slideshows as well as 360 VR tours. Some properties have more than others to show off and some people have more of a budget than others for things so depending on what you select we have a base package that will be included free and full upgrades will at most cost you £200.
Your estate agency fee will normally be a fixed cost and again will vary depending on if you want us to undertake viewings, the price point of the property and the location of your property too. If you don’t sell your property you wont pay us a penny. Our success rate and customer satisfaction rates are high so we don’t think its likely but sometimes people change their mind and decided not to sell. We know that if we have done a good job you will come back to us when the time is right.
